What are measurement services?
A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floor plan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.
How do home measurement services work?
During a measurement service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape measure or laser measuring device. As they tour the house, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch the property. Then, the appraiser types up a report and detailed floor plan showing the total square footage of the home and the overall layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.
When are floor plan services needed?
Disputing real estate taxes
Tax records frequently reflect the wrong square footage because the values can come from many sources, and occasionally go unproven — which means you may be paying for more square footage than you own! Unless an appraiser has completed a recent valuation or measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before contesting what you're taxed. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.
Selling a listing
A home measurement service will secure a fair price for your property. Area is one of the most important factors potential buyers examine when purchasing a house — but since square footage values are often approximated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your property as well as the number of potential buyers. The only reliable method of using a definitive GLA when listing your property is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any renovation that may have affected square footage).
For real estate professionals
To make sure that your client's home closes at a price that correctly reflects true market value, we suggest seeking a home measurement of the property. Clients, and especially potential buyers, will appreciate your attentiveness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic to entice potential buyers since they can review the layout and attributes of the property before and after a tour.
